Terms of Service

These terms govern your use of AppraisePartners, a software service operated by em8, registered in Sweden. By using the service you agree to them. AppraisePartners is currently in private pilot and is not open for public signup.
What the service does
AppraisePartners identifies commercial property owners who may be open to transacting, scores and ranks them, and helps brokers run outreach to them. It is a research and productivity tool for licensed professionals.
What the service is not
AppraisePartners does not provide a formal appraisal, a certified valuation, legal advice, tax advice or investment advice. Its outputs are estimates and research aids, and every one of them is your professional judgement to accept or reject before you act on it or put it in front of a client.
Your account
- You are responsible for keeping your credentials secure and for everything done under your account.
- Accounts are for one named person. Do not share logins.
- Tell us promptly at hello@appraisepartners.com if you believe your account has been compromised.
Acceptable use
You agree that you will not:
- use the service to send unlawful, deceptive or harassing communications, or to impersonate anyone;
- use it in breach of the laws that apply to your outreach, including CAN-SPAM, the TCPA, the GDPR and state privacy laws — compliance with the rules governing your own outreach is yours, not ours;
- resell, sublicense or redistribute data obtained through the service;
- attempt to reverse engineer the service, circumvent its limits, or scrape it;
- upload data you do not have the right to process.
Data you connect
Connecting a Google account is optional and revocable. What we do with that data, and how we delete it, is set out in the privacy policy, which forms part of these terms. You retain ownership of your own content; you grant us only the licence needed to operate the service for you.
Availability
The service is provided during the pilot without an uptime commitment. We may change, suspend or discontinue features, and we will give reasonable notice of anything material. Third-party sources the product depends on — property data vendors, Google APIs — can change or become unavailable, and that can affect what the product can do.
Accuracy of data
Property and ownership data comes from public records and third-party vendors. Records are often stale, occasionally wrong, and vary in coverage by jurisdiction. We surface what we can about provenance and confidence, but we do not warrant that any record is accurate or current. Verify before you rely on it in a client-facing context.
Fees
Pilot access is provided at no charge unless separately agreed in writing. Any future paid plans will be agreed with you before they begin.
Termination
You may stop using the service and close your account at any time. We may suspend or terminate access for breach of these terms, or if required by law. On termination we delete your data as described in the privacy policy.
Disclaimer and liability
The service is provided "as is", without warranties of any kind to the fullest extent permitted by law. To the extent permitted by law, em8 is not liable for indirect or consequential losses, lost profits, or lost business opportunity, and our total aggregate liability is limited to the greater of the fees you paid us in the preceding twelve months or EUR 100. Nothing here limits liability that cannot lawfully be limited.
Governing law
These terms are governed by Swedish law, and the courts of Sweden have exclusive jurisdiction, without prejudice to any mandatory consumer protections that apply to you.
Changes
We may update these terms. The date at the top changes, and for material changes we will notify users by email before they take effect.
